This proactive approach ensures buyers don’t miss out on the right home.

The process starts by understanding each buyer’s situation. This includes their moving timeline, whether they currently rent or own, if a home needs to be sold first, long-term plans, or considerations like a 1031 exchange. From there, buyers are encouraged to get pre-qualified, which strengthens offers and signals to sellers that they are serious and ready to purchase—an essential step in competitive, multiple-offer markets.

Once financing is in place, the focus shifts to identifying what matters most in a new home. Location, schools, neighborhood feel, square footage, bedrooms, bathrooms, lot size, garage space, and other key features all help shape the search. Van Noy offers multiple ways to view properties, including automated email alerts, online tools, text and phone updates, and in-person previews with an agent. Decision makers, such as family or friends, are included early in the process to streamline final choices.

When the right property is found, the team helps determine market value, prepare and present a written offer, and negotiate terms until an agreement is reached. In hotter markets, strategies like increasing earnest money deposits, shortening inspection timelines, having financing fully secured, and clarifying move-in details can make the difference in getting an offer accepted.

Once an agreement is reached, the lender is notified to order the appraisal and finalize loan details. Inspections are scheduled within the standard 17-day period, and all seller disclosures are reviewed. A few days before closing, Van Noy reviews the closing statement with clients to ensure accuracy and helps schedule the signing appointment at the title company.

Before move-in, a final walk-through is conducted to confirm repairs are complete. The team provides utility setup information, assists with mail changes, and delivers the keys once escrow has closed.
